1. Who can apply for subsidies for the purchase of an apartment?

Citizens of Serbia between the ages of 20 and 35 can apply for subsidies for housing loans for young people.

2. Do I have to be employed to get a loan?

All persons between the ages of 20 and 35 are entitled to subsidized loans for young people, regardless of employment. If you are unemployed, an employed member of your family must be a guarantor for the loan.

3. Can I apply for a subsidized loan if I already own a property?

If you own or have owned real estate, you cannot apply for this loan.

4. Can I apply for a loan if I already have a loan?

The right to apply for a subsidized loan for the purchase of an apartment is available to all persons who do not already have a housing loan and who are not registered in the credit bureau.

5. How much is the down payment for the subsidized loan?

The minimum participation is 1%, however it can be higher at your request.

6. What is the maximum value of the loan?

The maximum loan amount is 100,000 euros.

7. What is the maximum price per square meter for buying an apartment through a subsidized loan?

The maximum price per square meter is:

  • In Belgrade: 2200 euros per square meter,
  • In Novi Sad: 1800 euros per square meter,
  • In Niš: 1,500 euros per square meter,
  • In Kragujevac: 1400 euros per square meter,
  • In other cities of Serbia: up to 1300 euros per square meter.

8. Which properties can be purchased through a subsidized housing loan?

These are different properties, which can be divided into several categories:

  1. Built and registered real estate (old buildings and new buildings),
  2. Properties under construction,
  3. Real estate that is part of the aid measures for a certain category of persons.

9. Can I buy a property from my relative?

Buying real estate through subsidized loans for young people is not possible for close relatives.

10. At what age is it possible to get a loan for young people?

It is possible to get a subsidized loan for a period of up to 40 years, that is, up to the age of 70, of the beneficiary of the loan.

11. What is the interest rate on loans for young people?

Interest on youth loans is divided into two periods:

  1. In the first 6 years, the interest is fixed and it is limited to 3.5%,
  2. From the 6th year until the time the loan is disbursed, the interest is 2% plus the amount of three-month/six-month EURIBOR.

12. Can I sell an apartment purchased through a youth loan?

You cannot sell or rent the property you bought using a youth loan for the first 6 years after purchase, after that you can sell or rent it.

13. Does anyone guarantee loans for young people?

Loans for young people are guaranteed by the state in the first 10 years up to the amount of 40% loans.

14. What are the loan processing costs for youth loans?

Loan processing costs for youth loans amount to a maximum of 1%.

15. Advantages of loans for young people?

In addition to the subsidized interest rate and the down payment, which is significantly lower compared to standard housing loans, the advantage of buying real estate through subsidized loans is that you, as a buyer, are exempt from having to have all documents certified by a notary public.
