Yes, foreign nationals can buy flats and houses in Serbia under the principle of reciprocity. There are certain restrictions on the purchase of agricultural and forest land. We assist foreign clients throughout the entire purchase process.
A real estate list is a public document that shows who owns the property and if there are any encumbrances (mortgages, liens). We obtain an up-to-date real estate list from the land registry and interpret all entries before signing the contract.
The tax on the transfer of absolute rights amounts to 2.5% of the market value of the property and is borne by the buyer. Exemptions exist (e.g. the purchase of a first flat). New properties may be subject to VAT instead of transfer tax.
The statutory deadline is 5 working days from the submission of the request. In practice, registration often takes 10–30 days, depending on the land registry. We monitor the procedure and intervene in case of delays.
